Commercial fit-outs

Commercial and Office Electrical Fit-Outs

Offices and commercial units fitted out, refitted or turned round between tenants, ready for people to move in. Power, lighting, distribution and data across Leicester and the East Midlands.

Fit-outs

Spaces ready to move into

Whether it's a new office, a refit or a unit between tenants, the electrical installation is planned around how the space will be used and the date it needs to be ready. We work direct for building owners and occupiers, and as a subcontractor for main contractors. Every installation is tested and certified on completion.

From shell to working office

Full fit-outs and refits

From a bare shell to a working office, we can take care of the whole electrical side:

  • Small power: sockets, floor boxes and dado or perimeter trunking positioned to suit the furniture layout
  • Lighting, including LED panels, controls and emergency lighting
  • New or upgraded distribution boards and sub-mains to feed the space
  • Containment for power and data: trunking, cable tray, basket and conduit, in steel or PVC
  • Data cabling and comms cabinets, installed and terminated
  • Supplies for kitchens, comms cabinets, heating and air-con units
  • Smart switching and controls, such as contactors, timers, remote control and linked sensors
  • Fire alarm installation, with the design and commissioning carried out by our specialist fire alarm partner

Installations are planned around how the space will be used.

Layouts and tenants

Layout changes and tenant changeovers

Teams grow, desks move and rooms are split or opened up. Landlords need units turned round between tenants with as little void time as possible.

We strip out redundant installations, make the existing installation safe and install what the new layout needs, with certification on completion.

Containment

Containment

Cabling that's protected and easy to add to later. We install trunking, cable tray, cable basket and conduit, in steel, galvanised steel or PVC to suit the space. For full office installs that includes dado and perimeter trunking for power and data.

Routes are set out straight, supported correctly and sized with spare capacity for future changes. We can install it ready for your data or other installers to cable, or do the cabling ourselves.

Period buildings

Older, period and listed buildings

Modern electrics that work with an older building, not against it. In period and listed buildings, cable routes, board positions and containment are planned around the building's character.

On a recent city-centre refurbishment in Leicester we installed the new distribution boards and steel cable tray in the building's vaulted cellar. You can read more about that job below.

Data

Data cabling and comms cabinets

A network that's ready when your team moves in. We install data cabling as part of the fit-out, including full comms cabinet installs with every cable terminated at both ends. We can supply network switches and install Ubiquiti UniFi wireless access points.

For simple setups we can get you up and running. For larger offices that need more network setup and management, we install and terminate everything, then hand over to your IT team or provider for the network configuration.

Controls

Smart switching and controls

Some spaces need more than a light switch. Where heavy loads need to come on together, we wire them through contactors, so one button, a timer or a remote app switches the lot safely. We can add a last-man-out switch so everything goes off when the last person leaves.

We can also link sensors to equipment, for example a CO2 detector that starts an extract fan when levels rise. See the Hot Pod Yoga case study below for an example.

Supplies

External and equipment supplies

Power where your equipment needs it, inside or outside the building. We install dedicated supplies, for example external power for InPost parcel lockers, signage and other kit. Each one is run safely, protected properly and certified.
